Hardwood Floor Refinishing Cost Per Sq Ft Calculator
Enter your hardwood floor area and instantly estimate refinishing cost — sanding, staining, and sealing included.
Refinishing hardwood floors is one of the best-value home improvement projects — you get near-new floors at a fraction of replacement cost. A full sand-and-refinish job restores scratched, dull, or discoloured hardwood to like-new condition. Use this calculator to compare refinishing vs replacement costs before making a decision.

How much does hardwood floor refinishing cost per square foot?
Hardwood floor refinishing costs $3–$8 per sq ft for a full sand, stain, and polyurethane finish. Screen-and-recoat (light buff without sanding to bare wood) costs $1–$3/sq ft and is suitable for lightly worn floors. Dustless sanding systems add $0.50–$1/sq ft but are worth it to avoid dust contamination throughout the house. Staining adds $1–$2/sq ft. Water-based polyurethane is faster-drying; oil-based provides a warmer tone. Refinishing costs roughly 30–50% of new hardwood installation — making it excellent value if the existing floor has adequate thickness.
Cost by project size
| Project size | Low estimate | High estimate |
|---|---|---|
| 300 sq ft (bedroom) | $900 | $2,400 |
| 500 sq ft | $1,500 | $4,000 |
| 800 sq ft (open-plan living) | $2,400 | $6,400 |
| 1,200 sq ft | $3,600 | $9,600 |
| 1,500 sq ft (whole floor) | $4,500 | $12,000 |
Approximate 2026 US national averages at $3–$8/sq ft installed. Actual costs vary by location, contractor, and project complexity.
What affects flooring cost per square foot?
Sanding method
Standard drum sanding is the most common method. Dustless sanding uses vacuum-equipped machines that capture 95%+ of dust — worth the $0.50–$1/sq ft premium to avoid coating furniture and HVAC filters with fine wood dust throughout the house.
Stain vs clear finish
Leaving the natural wood colour and applying clear polyurethane is cheapest. Staining to a specific colour adds $1–$2/sq ft in materials and time — the stain must be applied, allowed to dry, and tested before the topcoats go on.
Number of finish coats
Two coats of polyurethane are standard. Three coats provide better durability for high-traffic areas and add $0.50–$1/sq ft. Water-based poly dries faster (2–3 hours between coats) vs oil-based (8–12 hours) — affecting the project timeline.
Floor condition
Floors with deep scratches, gouges, or pet stains require more aggressive sanding and may need board replacement. Pet urine stains that have soaked into the subfloor may require board replacement ($5–$15/sq ft) rather than just sanding.
Furniture moving
Most contractors do not include furniture moving — factor in $100–$300 or move furniture yourself before they arrive. Rooms with built-ins, staircases, or tight spaces take longer and may carry a surcharge.
Minimum charges & location
Most floor refinishing companies have a minimum charge of $300–$600 regardless of area. Jobs under 200 sq ft often don't pencil out for contractors. Urban markets run 20–40% above national averages for labour.
Frequently asked questions
How much does hardwood floor refinishing cost per square foot?
Hardwood floor refinishing costs $3–$8 per sq ft for a full sand, stain, and polyurethane finish. Screen-and-recoat (buff and recoat without full sanding) costs $1–$3/sq ft. For a 600 sq ft floor, expect $1,800–$4,800 for a full refinish.
How many times can hardwood floors be refinished?
Solid hardwood (3/4 inch thick) can be refinished 5–8 times. Engineered hardwood depends on the wear layer thickness — a 4mm wear layer can be refinished 2–4 times. Each sanding removes approximately 1/16 inch of wood. Floors with less than 1/16 inch remaining above the tongue cannot be safely refinished.
Is refinishing hardwood floors worth it vs replacement?
Refinishing costs $3–$8/sq ft vs $8–$15/sq ft for new hardwood installation — making it excellent value if the floor has sufficient thickness. The result is virtually indistinguishable from new floors. Refinishing is always worth considering before replacing solid hardwood.
How long does hardwood floor refinishing take?
A standard refinish of 500–800 sq ft takes 2–4 days — one day for sanding, one for staining and first coat, one for additional coats. You cannot walk on the floor during curing. Full cure before furniture placement takes 3–7 days depending on finish type.
Can I stay in my home during hardwood floor refinishing?
Oil-based polyurethane has strong fumes — most homeowners choose to stay elsewhere for 2–3 days. Water-based finishes have significantly lower VOCs and are more manageable. In all cases, the refinished rooms will be unusable for at least 24–48 hours per coat.
