How much does laminate flooring cost per square foot?
Basic laminate flooring (AC1–AC2) costs $2–$4 per sq ft installed — fine for low-traffic bedrooms. Mid-range laminate (AC3) averages $3–$6 per sq ft installed and handles most residential traffic well. Premium laminate (AC4–AC5, 12mm thick) runs $5–$9 per sq ft installed. Underlayment adds $0.30–$1/sq ft and is required for most floating installations. What affects flooring cost per square foot?
AC rating & thickness
Laminate is rated AC1 (light residential) through AC5 (heavy commercial). For homes, AC3 (12mm) is the standard — durable, cost-effective, and appropriate for most rooms. AC4–AC5 adds cost but is overkill for most residential installations.
Underlayment type
Standard foam underlayment costs $0.30–$0.50/sq ft and provides basic cushion and moisture barrier. Premium acoustic underlayment costs $0.60–$1/sq ft and significantly reduces footfall noise — important in multi-storey homes and apartments.
Water resistance
Standard laminate is not water-resistant and will swell if moisture gets under the planks. Waterproof laminate (sealed edges and cores) adds $1–$2/sq ft but is safe for kitchens and bathrooms. For genuinely wet areas, LVP is a safer choice.
Subfloor preparation
Laminate requires a flat subfloor (within 3/16 inch over 10 feet). Uneven subfloors need self-levelling compound — adding $1–$3/sq ft. Laminate can be installed over most hard surfaces and some carpet, but the existing floor must be stable and flat.
Old flooring removal
Removing carpet adds $0.50–$1/sq ft. Hard surface removal adds $1–$3/sq ft. Laminate installation over existing smooth vinyl is sometimes possible, saving removal cost — check manufacturer guidelines for specific products.
Room layout & cuts
Rectangular rooms are fast and generate minimal waste. Rooms with lots of angles, alcoves, or offsets require more cuts — increasing labour time and material waste. Always order 10% extra for standard rooms and 15% for complex layouts.
Frequently asked questions
How much does laminate flooring cost per square foot installed?
Laminate flooring costs $3–$7 per sq ft all-in for supply, underlayment, and installation. Basic 8mm laminate starts around $2–$4/sq ft. Premium 12mm AC4 laminate runs $5–$9/sq ft installed. For a 600 sq ft main living area, expect $1,800–$4,200 for a mid-range laminate installation.
Is laminate or LVP better?
LVP (luxury vinyl plank) and laminate are similarly priced but have key differences. LVP is 100% waterproof and can be installed in bathrooms and basements. Laminate looks and feels more like real wood, is harder, and is quieter underfoot. In moisture-prone areas, LVP wins. In dry areas, premium laminate is often preferred for feel and acoustics.
How long does laminate flooring last?
Budget laminate (AC1–AC2) lasts 5–10 years under normal use. Mid-range AC3 laminate lasts 15–25 years. Premium AC4 laminate can last 25+ years in residential settings. Unlike hardwood, laminate cannot be refinished — once the wear layer is scratched through, the floor must be replaced.
Can laminate flooring be installed in a bathroom?
Standard laminate should not be installed in bathrooms — moisture causes swelling and delamination at the edges and seams. Waterproof laminate with sealed cores and edges is made for wet areas, but LVP remains the more reliable choice for full bathrooms and laundry rooms.
Is laminate flooring hard to install yourself?
Laminate is one of the most DIY-friendly flooring options — modern click-lock systems require no glue or nails. A motivated homeowner can install a standard bedroom in a day. The main challenges are achieving a flat subfloor, cutting around door frames, and managing stair-step rows for large rooms.
