How much does wooden flooring cost per square foot?
Engineered wood flooring is the most popular choice at $4–$10 per sq ft installed. Solid hardwood flooring costs $8–$15 per sq ft installed. Wide-plank solid hardwood (5 inches and wider) runs $10–$20+/sq ft due to higher material costs and slower installation. Parquet flooring costs $8–$20/sq ft installed depending on pattern complexity. Underlay adds $0.50–$1.50/sq ft. Subfloor levelling, if needed, adds $1–$3/sq ft before any flooring is installed.
Cost by project size
| Project size | Low estimate | High estimate |
|---|---|---|
| 300 sq ft (bedroom) | $1,200 | $6,000 |
| 500 sq ft | $2,000 | $10,000 |
| 700 sq ft (living/dining) | $2,800 | $14,000 |
| 1,000 sq ft | $4,000 | $20,000 |
| 1,500 sq ft (whole floor) | $6,000 | $30,000 |
Approximate 2026 US national averages at $4–$15/sq ft installed. Actual costs vary by location, contractor, and project complexity.
What affects flooring cost per square foot?
Wood type & grade
Oak, maple, and ash are the most common and most affordable hardwoods at $4–$8/sq ft installed. Exotic species (walnut, hickory, teak) cost $8–$20+/sq ft. Lower grades with more natural character markings cost less than select grades with uniform appearance.
Plank width
Narrow strip flooring (2.25 inch) is the least expensive format. Wide-plank flooring (5 inch and above) is dramatically more expensive per sq ft due to higher material cost and slower, more precise installation. Wide planks are also more susceptible to seasonal movement.
Installation method
Nail-down installation is standard for solid wood on wood subfloors. Glue-down is used on concrete slabs. Floating installation (engineered only) is the fastest and cheapest method. Herringbone and parquet patterns require 20–40% more labour time.
Moisture & subfloor
Solid hardwood cannot be installed below grade or in wet areas. Engineered hardwood is more dimensionally stable and can go over radiant heating and in below-grade spaces. Subfloor moisture testing is essential before installation — skipping this step risks cupping and buckling.
Old floor removal
Removing and disposing of carpet adds $1–$2/sq ft. Removing existing hardwood or tile adds $2–$4/sq ft. Always confirm whether your quote includes demo and disposal — many installers price this separately.
Labour rates by region
Flooring installation labour varies by 30–50% across the US. Major metro markets run significantly above national averages. Ask for a quote that breaks out materials and labour separately so you can compare accurately.
Frequently asked questions
How much does wooden flooring cost per square foot installed?
Engineered wood flooring costs $4–$10 per sq ft installed. Solid hardwood runs $8–$15/sq ft. Wide-plank solid hardwood costs $10–$20+/sq ft. For a 700 sq ft living and dining area, expect $2,800–$10,500 for engineered hardwood or $5,600–$14,000 for solid hardwood.
What is the difference between solid and engineered hardwood?
Solid hardwood is a single piece of wood and can be refinished 5–8 times. Engineered hardwood has a real wood veneer over a plywood core — it is more dimensionally stable, can go over radiant heat, and can be installed below grade. Engineered can be refinished 2–4 times depending on wear layer thickness.
Is wooden flooring a good investment?
Hardwood flooring consistently ranks among the top home improvement ROI projects — returning 70–80% of cost in added home value. In most markets, hardwood floors are a strong selling feature that can tip buyers' decisions. Engineered hardwood offers similar visual appeal at lower cost.
How long does wooden flooring last?
Solid hardwood floors last 50–100 years with periodic refinishing. Engineered hardwood lasts 25–50 years depending on wear layer thickness and maintenance. Proper care — regular sweeping, avoiding water pooling, and using furniture pads — significantly extends lifespan.
Can wooden flooring be installed over concrete?
Solid hardwood should not be glued directly to concrete — moisture from the slab causes cupping and buckling. Engineered hardwood can be glued or floated over concrete if moisture levels are acceptable. A moisture barrier and moisture testing are essential before any wood flooring goes over a concrete slab.
